Making a reservationPlease email us at info@casajoyadelmar.com to confirm your preferred dates are available and to discuss details. You will then complete our Rental Agreement and submit your Initial Payment (50%) via personal check or bank wire. Your reservation is confirmed upon receipt of your 50% down payment and the signed Rental Agreement.

Mexican Sales TaxMexican Value Added (sales) IVA tax is 16% and applies to all rentals. That amount will be added to your nightly rate.

Cancellation and Refund PolicyThe Initial Deposit (50% of total amount due at signing) must be delivered to and accepted by the Property Manager in order to secure Client's reservation and create a binding agreement. If the time of stay requested is not available at the time of Property Manager’s receipt of initial deposit, the Property Manager shall return the Initial Deposit to Client and this agreement shall be of no force or effect. The Client has two options for refund of the Initial Deposit (50% of total amount due at signing) if they are not able to go: The initial deposit, less any deductions allowed under this agreement, shall be returned to Client within 30 days after the end of client’s intended stay. Client must cancel a reservation with 60 days’ notice prior to their arrival date in order to receive a refund of 100% of the initial deposit, apart from Christmas weeks. During Christmas weeks, Client shall give 90 day notice prior to their arrival date in order to receive a refund of 100% of the initial deposit. If Client fails to give the above notices, all sums paid shall be non-refundable, with the following exceptions: If the Premises are uninhabitable for all or part of Client’s time of stay due to casualty, loss, acts of God, or other causes, Client may either be refunded all money previously paid, or Client may reschedule their time of stay as its sole remedies. If the property is unavailable due to the sale of the property and the new owner is unable to accommodate the Client's stay, Client shall be refunded 120% of all amounts deposited. If Client desires to cancel a reservation, but finds a replacement renter acceptable to the Property Manager for Client’s specified time of stay, the Property Manager shall apply the sums previously paid by the Client to the account of the replacement renter. In this event, such replacement renter shall be solely responsible for reimbursing the Client for any amounts due.

Security DepositAn additional $3,000 Security Deposit is due with the final payment for the purpose of covering any damages to the property, furniture, fixtures, or vehicles. Assuming there are no damages, the $3,000 Security Deposit may be used to offset food, beverages, transportation, excursions, or any other amounts paid by our house concierge. The balance, if any, will be returned to you within 15 days of your departure. Our concierge will provide you on the last day of your stay with a spreadsheet breaking down all costs and expenses. If the amount exceeds the Security Deposit, please pay the concierge, or you can settle up with the Property Manager via personal check or bank wire.

Maximum guestsThe home allows for 16 people, including children, unless the property manager approves more guests. There may be an additional cost to more guests.

PetsNo pets are allowed. There are iguanas and tropical birds who wander the lawns and trees. The house geckos are friendly and would love to be your "pet" during your stay.

How do I get from the airport to the villa?The local airport to fly into is Puerto Vallarta International Airport (PVR). We are located about 45 minutes away from the airport. Prior to your arrival, please send your flight information to our bilingual concierge (Francisco), so that he can arrange for airport transportation to and from the Villa by a professional transportation company. One airport transfer is included in the price of your stay. However, if your group arrives or leaves at staggered times or different days, the extra airport transfers will be for your account.

How safe is Punta Mita?Punta Mita is one of the safest places in Mexico. Punta Mita has excellent security staff and our villa is only 50 yards from the security gate of the Lagos del Mar Estates development. All guests must show security clearance at the main gate and again at the Lagos del Mar Estates security gate. There are cameras at the beach and elsewhere on the property. Punta Mita has security guards in vehicles and on foot performing their rounds 24-hours each day. Each of our guest suites has a safe where you may secure your valuables.

Are babies or children allowed?Yes! We accommodate groups and families of all ages. The house has many baby and kid items, such as high chairs, pack n' plays (3), plastic tableware, pool toys, and beach toys. Your family will make the best memories in our pool and at the beach. Careful watch of all children is very important to us. Babysitters may be arranged by our concierge.

Can I drink the water?The Villa has a water purification system that purifies the water throughout the whole house. For the extra cautious, the kitchen also has a large purified water dispenser, and bottled water is also available. Most most guests prefer to use the bottled water provided by the house and elsewhere.

Who prepares the meals and does the housekeeping?Francisco, our house concierge, will buy food and beverages for our guests prior to their arrival based on a shopping list that you will send him. Please let him know if there are any food allergies or restrictions if your group. Our full-time staff will prepare and serve breakfast and lunch. A professional chef can prepare the evening meal if guests prefer. Our guests only pay for food and beverages and the cost of the professional chef ($175 USD + tips). Frequently our guests may use the House Chef some nights, and then go to dinner at several great restaurants within the gates of Punta Mita or the small town located just outside the gates. Francisco can help you with local dining options and menus. Odaris and Rosa do much of the daily maid service and housekeeping, and we also have a stocked laundry room available for our guests if needed.

How does tipping the staff work?Staff should be tipped based upon the quality of service you received during your stay. Since we do not charge the 10% service fee, nor the 4% hotel municipal tax that all hotels, resorts, and some rental homes charge, most guests tip our staff between 10-15% of their total occupancy cost. It is suggested that each staff member receive their gratuity directly and individually in an envelope that our house concierge will provide. If you are low on cash for tips, please call the Property Manager who can arrange for payment to the staff based upon you requested amounts and you can settle up upon your return home.

What beach clubs can I use?As guests at our home, you will receive Premier Member access to five private beach clubs within the gates of Punta Mita: Pacifico Beach Club, Kupuri Beach Club, El Surf Club, Sufi Ocean Club, and St. Regis Sea Breeze Beach Club. You can use the dining facilities, rent kayaks, paddle boards, snorkeling equipment, etc. Pacifico and Kupuri have excellent dining facilities and a private pool, as well as beautiful beaches. El Surf Club has an entrance fee per person, and offers fun water sports for all activity levels. The Sufi Ocean Club has a private pool, rustic dining, and is located next to the Punta Mita pier. The Sea Breeze Beach Club at the St. Regis Punta Mita Resort is also available for our guests (subject to availability); however, the club expects your use of the bar and restaurant will cover the entry fee. The St. Regis has a wonderful Spa that our guests can enjoy. The Four Seasons also has various restaurants and a great Spa; however, use is subject to availability and they have an entry fee per person.

Do we have access to tennis, pickleball, or golf?Our guests can enjoy Premier Member access to both of the Four Seasons 18-hole Jack Nicklaus Signature Golf Courses, Pacifico and Bahia. These two courses are world-class with high rankings. In addition to the fitness room at the Villa, there is a large Fitness Center next to the Tennis Club near the back gates of Punta Mita. At the Tennis Club, there are both tennis and pickleball courts available with optional lights if you'd like to play at night. Our guests have access to the Fitness Center from noon until closing, daily.

How do we arrange fun things to do around Punta Mita?Francisco, our bilingual house concierge, will make all arrangements for your fun and enjoyment. He will book whale watching, fishing, boat trips, arrange for in-house massages, take you on ziplining excursions, shopping for souvenirs, and other enjoyable things to do in and around Punta Mita. Just let him know what you wish to do and let him make the arrangements.

What health facilities are nearby?Just outside the gates of Punta Mita is the Punta Mita Hospital with excellent doctors and modern equipment. Puerto Vallarta, about 45 minutes away, also has a number of good hospitals.

10 Punta Mita Rules & Regulations All Should FollowFirst and foremost, we ask that all guests that visit Punta Mita are made aware of the Rules and Regulations of our community which are principally based on respect for one’s neighbor and ensuring a safe environment which everyone can enjoy. HERE ARE SOME TO REFRESH OUR MEMORIES: Respect one’s neighbors and refrain from excess noise, quiet hours begins at 10 pm. During the day, also be considerate with noise levels that may affect your neighbors. Respect the Speed Limit of 40 km/hr. within Punta Mita. Respect all signs throughout Punta Mita, your Community, and at the Clubs. The responsible use of Golf Carts is required by all who visit Punta Mita. Children underage are not allowed to drive Golf Carts. Drinking & driving a golf cart is not recommended for one’s safety and that of others in our community. Walk & jog on the recreational paths—not on the road or Golf Course. Pet owners must keep their dogs on a leash all the time in common areas and carry bags to pick up after your pets. The Golf Course is for golfers—and only for golfers. Golf Dress Code must be respected for all golfers and spectators. Improperly dressed persons will be asked to change before using the facilities. Fitness Facilities—All users must sign in at the front desk. Basic Gym Rules: i.e. no cell phone calls, required use of earphones, no public speakers, clean equipment after usage—and basically respect others who are using the facility at the same time. Members must accompany invited guests to the Beach Clubs or other Club facilities; otherwise, they will not be permitted to enter the Clubs. In the interest of everyone’s safety and security all guests that visit Punta Mita must be pre-registered with the HOA. Disciplinary Actions: To ensure a harmonious and respectful community, the Club management, HOA, Director of Golf who form part of the Disciplinary Committee have implemented a disciplinary action process for members and guests who commit infractions. Here are the steps involved: Warning Letter: If a member, guest, or property manager commits an infraction deemed worthy of disciplinary action by the Disciplinary Committee, they will receive a warning letter informing them of the incident. First Infraction: In case of a repeated infraction, the entire party (homeowner, guest, and property manager) will be suspended from using any of the Club amenities for 24 hours. Second Infraction: If another infraction is committed, the suspensions will be extended to 72 hours. Any further infraction will be addressed by the Disciplinary Committee.
